The £100 million project in Hayes would see 407 high-quality apartments constructed across two buildings, alongside five shell and core commercial units. The mix of one, two, and three-bedroom apartments was aimed at meeting the needs of the young professionals being attracted to the area by significant employment growth.
Keen to comply and even exceed current building regulations, the architect, Frank Reynolds Architects, main contractor JJ Rhatigan & Co, and brickwork contractor, Lee Marley Brickwork, was keen to use the very best products on the market, which led them to seek out Keyfix.
To ensure robust and trusted passive fire protection without requiring mastics, tapes or sealants, Keyfix supplied 5,599m of NCCT, including 1,576 Pre-Formed Corners, Stainless Steel Weeps and 1,800 Non-Combustible Cavity Tray Lintels, ensuring continuous cavity drainage and fire-safe performance across the façade.
Designed to exceed the lifespan of any building, Keyfix’s classified Class A1 Non-Combustible Grade 304 austenitic stainless steel cavity trays offer rigid self-support and prevent the risk of thermal bridging.
With the multi-block layout causing various access and sequencing challenges, Keyfix’s façade team worked closely with Lee Marley Brickwork, undertaking careful planning and early coordination to ensure the project progressed without delay once building work began.
Alongside that cohesive approach, innovative detailing was developed to ensure Keyfix’s NCCT system was able to seamlessly integrate across varying façade interfaces. This was especially important on the balcony areas that can otherwise become congested.
