HOW DOOR SPECIFICATION IS EVOLVING IN THE PUBLIC SECTOR

Those involved in upgrading, maintaining and delivering homes are being asked to hit higher standards in security, energy performance and compliance, all while working with tighter budgets and increasingly ambitious delivery timelines. As we move further into 2026, those demands are shaping a much more rigorous approach to the way doors are specified and procured across refurbishment and newbuild programmes.

From my vantage point supporting contractors, maintenance teams and asset managers across the country, a few clear themes have emerged. The common thread is that successful projects depend not only on the product itself, but on the reliability, testing and support that sit behind it. When those elements are strong, programmes run more smoothly, and homes perform better for residents.

SECURITY AND COMPLIANCE

Security remains one of the most important considerations in both refurbishment and newbuild public sector housing. Residents need reassurance their homes are protected, and teams need products that meet the requirements of PAS 24, Building Regulations, and Secured by Design without compromise.

Fully tested, accredited composite door systems are becoming the trusted choice because they give confidence that performance is measurable, repeatable and proven in realistic conditions. It is no longer enough to rely on claims. People want evidence, consistency and clarity around testing.

These are now important parts of the purchasing decision.

SPEED OF DELIVERY

One of the realities of public sector housing work is the pace. Voids, maintenance schedules and refurbishment windows move quickly, and any delay in the supply chain can create immediate knock-on effects. The need for predictable lead times has become central to specification decisions.

A high-quality door is only valuable if it arrives when needed, slots into the programme and maintains its performance on site. This is where reliable turnaround is proving vital. THERMAL EFFICIENCY

Energy performance is no longer a secondary consideration. With rising energy costs and a stronger push for sustainability, the thermal efficiency of windows and doors is now a central part of specification across public sector housing.

Composite doors offer a straightforward upgrade with meaningful impact. XtremeDoor, for example, achieves U-values as low as 0.8 W/m²K, depending on glazing choice and configuration. For context, a lower U-value means less heat is lost through the door. A U-value of 0.8 performs significantly better than the current 1.4 W/m²K regulatory requirement, helping homes retain heat more effectively and reducing the energy needed to maintain comfortable temperatures. For residents, this can translate into lower heating demand, fewer cold spots and a more consistently comfortable home all year round.

Across the industry, we are seeing a stronger emphasis on measured and independently verified results. Manufacturers who can provide clear thermal data, transparent testing and repeatable performance are gaining momentum.

Those responsible for choosing products want confidence that they will not only meet regulatory requirements, but deliver reliable outcomes for years to come.

TECHNICAL GUIDANCE IS KEY

Performance depends heavily on correct installation, especially in live refurbishment environments. Even the best door can underperform if it is not fitted accurately. This is why technical support is becoming increasingly important. Easy-to-access installation guidance, fitting videos, clear documentation, and responsive advice help reduce the risk of snagging issues and repeat visits. When fitters and contractors know support is available whenever they need it, it becomes far easier to maintain consistent quality across every property.

Across the public sector housing landscape, we are seeing a move towards more collaborative, transparent and performance-focused specification. Products must be accountable, supply chains must be reliable, support must be accessible, and outcomes need to be measurable.
